A structural audit is an examination of the overall health of a building to ensure that it is safe, risk-free and habitable. The purpose of a structural audit is to correctly identify parts or sections of a building that may be in need of immediate repair, renovation or replacement. Structural audits are performed by licensed consultants who have the required expertise in civil construction and are empanelled with the government authorities.

Structural audit is mandatory as per bye-laws the frequency of which depends on the age of the building to be audited. Buildings aged between 15-30 years shall undertake structural audit every 5 years whereas buildings above 30 shall undertake it every 3 y

Is Structural Audit Mandatory?

The cost of a structural audit depends on multiple factors but it is primarily dependent on the area to be audited. A G+8 structure will cost less compared to a G+18. Similarly a society with only 1 building of G+8 will cost less when compared to a society with 3 buildings each G+8.

How much does structural audit cost?

A structural auditor will after inspection will prepare an audit report which will outline observations and suggestions. A structural auditors job is mostly to categorize the building in the following categories:

  • Further inspection required: The Society will be advised to take up further assessment of the building as the current inspection wasn't conclusory.

  • Overall condition not satisfactory: The Society will be advised to take up repair of the building as soon as possible. List of items needing repair will be advised. Any delays may affect the building condition adversely 

  • Overall condition is bad: The overall condition of the building is very bad and needs urgent repairs/strengthening/rehabilitation is necessary. 

  • Overall condition is extremely bad: The overall condition of the building is so bad that it needs to be vacated immediately following which immediate repairs/strengthening/rehabilitation should be taken up by the society

What is the outcome of a structural audit?

Structural audit must be taken up by a structural engineer empanelled by the areagoverning body like BMC/TMC/NMMC.
